Life on the beach is a year around vacation. "OCEAN HOUSE" is a new (January 2003) 5,200 sq.ft. home offering seven bedrooms and four baths. All areas of the home enjoy magnificent views of the ocean, and the Master Bedroom (approx. 1,000 sq ft) on the third floor occupies the front half of the house. LOCATION

New Smyrna Beach is a small, quaint town of 20,000 located 25 minutes drive South of Daytona Beach on Central Florida's east coast. General consensus suggests this just-being-discovered area is 30% under valued compared to the other Central Florida oceanfront towns, and is rapidly appreciating. Daytona Airport is 20 minutes away, and Orlando International Airport 1 hour 15 minutes. New Smyrna Airport services smaller aircraft. Shopping in New Smyrna ranges from a 1920's drugstore/ice cream parlor to WallMart/K-Mart stores, and everything in between. Restaurants abound. Major chain retail stores are all available in Daytona Beach.

New Smyrna's central location places it 45 minutes from St. Augustine, 1 hour 20 minutes from Orlando, 2 hours 45 minutes from South Beach in Miami, and 3 hours 15 minutes from Tampa/St. Pete on the West Coast. "OCEAN HOUSE" is located on Bethune Beach in unincorporated Volusia County, and is 2 miles North of the Canaveral National Seashore Park, one of seven National Parks in the county. NASA selected Cape Canaveral for its space base in part because it is the least likely coastal area in Florida to be impacted by weather activity. It is one block off of A1A so no road noise is heard - only ocean surf. Grocery, dry cleaners and most other services are 7 to 8 miles North on A1A. New Smyrna Beach also boasts the lowest crime rate in Central Florida.

THE HOME

This custom designed home takes maximum advantage of spectacular ocean views, dramatic sunrises and intensely colorful sunsets.

The first floor includes a Spanish marble entry floor with a curved brushed metal stairway leading to the cherry kitchen surround on the second floor, a complete private two bedroom apartment with full bath, kitchen and laundry facilities,and a two car garage. An outside shower on the rear patio is provided for washing off sand and salt water. Telephone and TV outlets are provided to every room. Both front and rear areas have outside water and electrical outlets.

Trophy Home 3rd Floor Bedroom Viewing Atlantic OceanThe second floor provides one or two bedrooms, a bathroom, a magnificent kitchen, dining area, gas log fireplace and a huge seating area. Kitchen detainees have full ocean views and open access to living room activities. Ceiling height is 10' throughout, with a sculpted ceiling in the Living Room. A white tile floor, white Berber carpet and cool white walls provide a light, cheery interior ready for your decorating style. Beautiful granite caps the cherry wood Kitchen and Bathroom cabinets, and top line brushed stainless steel appliances create a clean rich look. Alabaster sconces enhance light beauty. The black guest bathroom features the newest vessel sink and wall faucet design. Every room includes telephone and TV outlets. A porch accessed through center opening sliding glass doors provides full ocean views. The stairwell is lit by a huge classic window and opens into an exceptionally large hall flowing to the third floor rooms.

The third floor features a Master Bedroom extending the full width of the house and occupying 60% of the entire 3rd floor. It offers full width views of the ocean, a wall or pedestal bed placement option, a sitting area or study with wet bar, a gas log fireplace and two huge walk-in clothes closets with natural solar tube lighting. The bath (the "Roman Room") is richly finished with custom tile and marble, and features a 14 jet spa tub, dual showers, separate toilet room, two-sink marble countertop and natural solar tube lighting. A dramatic half-circle window over the double entry doors provides drama to the Master Bedroom entrance. Ceiling heights are approximately 13'. A porch opens to the full majesty of the ocean. The round railings impart the sense that you are on your own cruise ship.

There are also two large bedrooms, a double sink bathroom with marble counter top, and laundry room with full size appliances.

The wide hallway offers excellent display space for artwork, tapestry or antique furniture.

CONSTRUCTION/MECHANICAL

The home is massively built to the newest Florida ocean front construction code. 30' long concrete and steel columns sink 22' into the ground to provide support for the house, and huge steel reinforced concrete tie beams tie the perimeter and center of the first floor. Concrete filled and steel reinforced cinder block walls around the first floor support the wood framed and stucco'd 2nd and 3rd floors. Floor trusses were placed 12" on center for the 2nd floor and 16" on center for the 3rd floor. 1-1/4" of flame resistant sheet rock is applied to all three ceilings per code requirements.

Three heat pump air conditioners heat and cool each floor independently. Three electrical panels of 100 amps each separately service each floor. A central control panel provides telephone and TV service to each room. There are 10 ceiling fans, and four solar tube light shafts flood natural light into the Master Bath, 3rd floor bath and Master Dressing Rooms. Outside water and electrical power are provided to the front and rear of the house. An underground natural gas tank feeds the Living Room and Master Bedroom fireplaces.

BEACH LIFE

A private beach dune walkover on the property provides immediate access to the beach, and features benches for viewing beach activities. Ocean water temperature most of the year is 80-85 degrees. Swimming, surfing, sailing, etc. are normal activities, and the life guard station 1/2 block South provides security. Oceanside living is a visual candy store - yachts and fishing boats passing offshore, awesome space shuttle launches from Cape Canaveral (10 miles away - you have a ringside seat), schools of dolphins playing 30 yards offshore, whales 1/4 mile offshore, an abundance of sea birds - cormorants, falcons, egrets, ibis, sea gulls, herons, black skimmers, sandpipers, and pelicans skimming the waves looking for lunch - and of course the magnificent sunrises and sunsets. Blue skies are the norm most of the time, but the many moods of the ocean are always captivating. Pure ocean air lulls you to sleep. The sugar sand and no-pebble beach encourages long beach walks, on the sand or in the surf. The beach is normally nearly empty and no cars or animals are permitted.
